Remodeling magazine’s 2018 Cost vs. Value report presents the average cost of several remodeling projects and the value those projects can be expected to provide you when you sell your home.

Top Five Renovation Projects for Your Home With High ROI

Remodeling magazine surveyed a total of 21 home remodeling and renovating projects and ranked them in 100 markets. Keep in mind that the actual costs and resale value accrued will most likely vary depending on several factors including your location, the age of your home, and so on.

So, based on these variable, the Remodeling survey, and input from other sources, here are the top upgrades you can do with your home.

Minor Bathroom Remodel

For just over $10,000 on average, you can replace your tub and any tile, the bathroom floor, and the toilet, along with the sink, vanity and all the fixtures. For that investment, you should see an average increase of $10,700 at resale, or a whopping 102 percent return!

Despite what many people think, bathroom remodels really do lend themselves to a DIY approach. And you have a number of options that can provide a whole new look for a fraction of a $10,000 remodel.

For example, If you choose to keep your old tub, you can simply re-glaze it to create a factory-like finish. Painting, added trim like ceiling molding and new door jambs can add a classy touch. Ceiling medallions with suspended lighting to replace existing ceiling lights is also quite doable for most homeowners.

Landscaping

If you decided to hire someone to design and install new landscaping, what would it cost? According to the American Nursery Landscape Association, the average homeowner spends about $3,502 for landscaping and $1,465 on a designer. So, you could be looking at an average of almost $5,000 for a major landscaping project.

The good news is that, according to the experts, you can expect to get all of that back on your home’s resale value.

There are also many improvements you can make yourself without investing thousands of dollars. Keep in mind that color, variety, texture and balance all combine to help create an eye-catching residential landscape. Having a structural focal point like a walkway and fountain helps add value to your property, as well.

Garage Door Replacement

A stylish, new garage door will do wonders when it comes to adding value to your home, according to the report. Essentially this will simply mean replacing a typical 16-by-7-foot garage door and replacing with a new four-section garage door with new heavy-duty galvanized steel tracks.

The choices of materials, colors, embellishments, etc. has expanded greatly over the last ten years or so. Your investment will provide you with a modern door that will enhance the overall look of your home and greatly improve its curbside appeal.

The average cost will be about $3,470 and bring you an additional $3,411, or 98.3 percent of you project outlay. Not only will you get to enjoy a great-looking garage door, you’ll get almost all of your investment back when you sell.

Steel Entry Door Replacement

This is a simple yet effective remodeling project that can greatly enhance the focal point of your home’s entryway. If you opt for a 20-gauge steel door, with a clear dual-pane half-glass panel, door jambs, and an aluminum threshold with composite stop, you can expect get just over 91 percent of your roughly $1,500 investment.

These doors typically come factory finished with same color on both the front and back. Even more so than the garage doors, the variety of selections is enormous for residential exterior doors. While it is tempting to replace your tired old door with one fit for a Silicon Valley mogul’s mansion, keep in mind that your door assembly should complement the style and color of your house.

Minor Kitchen Remodel

This is the place where most homeowners tend to focus when considering makeovers. But, before you invest in a major kitchen remodel, you should think about your potential return on value. While the average minor kitchen remodel costs about $21,000 or more, you can realistically expect to recoup only $17,000 of that in resale value, or about 81 percent. In other words, that’s over $4,000 of project costs you cannot expect to get back when you sell.

The cool thing about kitchens is that they offer a number of options for partial upgrades and renovations that can vastly improve and update the look, while keeping the costs down.

For example, instead of replacing your cabinets you can simply update the fronts with modernized shaker-style wood panel doors and drawer fronts. Another tip is to replace your old appliances with newer, energy-efficient models. Consider changing out your counter tops with new materials such as laminates or cultured marble.
