With the housing market still hot in most parts of the country, it is still a good time to consider selling.  But investing in upgrades may be necessary.

But that also means making the right upgrades to maximize your home's resale value. The trick is in knowing what is currently desired by home buyers and what upgrades bring the highest ROI.

Home Upgrades: Choosing the Best Among Many Options

There are several possible investments a homeowner can - and probably should - make to improve the look, appeal, and actual resale value of their home. However, not every choice will actually bring a significant return on that investment.

According to most real estate and home improvement experts, upgrades, renovations, and even some remodeling can be great projects for improving your home's market value. And the kitchen is one of the top priorities for sellers in 2022.

According to a recent article at Realtor.com,

“The kitchen is often the centerpiece in a home and the place where most of the entertaining happens,” says Tony Rodriguez-Tellaheche, owner and managing broker of Prestige Realty Group in Miami. “Sellers should not cut corners.”

And the good news is that you don't even have to go as big as a complete remodel or renovation to get significant value from a kitchen upgrade.

Another article from Realtor.com points out that,

“The key to winning the ROI game with home improvement is to take a less-is-more approach,” says Dan DiClerico, home expert at HomeAdvisor. If your goal is to earn a return on your DIY investment, DiClerico suggests taking on smaller improvements that will have a big impact on buyers.

“Bells and whistles tend not to rank high on ROI,” DiClerico says. “The high-tech home theater might mean hours of fun for you and the family, but it’s probably not going to pay for itself when the time comes to sell.”

This is especially true for kitchen upgrades.

High Value Upgrade Idea: Replace Your Kitchen Appliances

Remodeling experts and real estate agents all agree: new appliances can be the best upgrade in the kitchen.

And even if you are not ready to sell, this kitchen upgrade can be a valuable and welcome upgrade and investment for yourself and your family. Along with having a new look and new appliances, you will also gain the benefit of the added home value they bring.

By replacing your old range or oven, you’ll enjoy more features and better energy efficiency. And if you upgrade all your kitchen appliances at once, you can have a matching set of modern and attractive appliances that will change the way you see your kitchen.

If you’ve been considering upgrading to new, high-performance kitchen appliances, this is a good time to replace your stovetop and oven. And, while you’re at it, you should swap out that old microwave oven.

But, whether you opt for a new kitchen renovation complete with new appliances, or simply updating your existing equipment, you just need to figure out a simple solution to dispose of and, if possible, recycle your old stove, oven and microwave oven.

One of the unavoidable by-products of a renovation of remodel, however, is the construction debris.

In addition, there is the matter of your old kitchen appliances that you will probably replace. While you might get the store or new appliance delivery guys to take your old items, you will more likely be stuck disposing of them yourself.

Appliance Recycling from Junk King

That’s where Junk King comes in — we offer fast and friendly appliance removal including environmentally friendly disposal and recycling.

Large appliances like ovens can be responsibly disposed of through professional recycling. Junk King focuses on recycling for all the junk we collect, and in the case of stove, oven and microwave oven disposal we make sure that each piece gets broken down into metals and other materials. Scrap metal gets separated from plastic and hazardous electronic waste. Everything gets recycled or junked in the most responsible way possible!

Our green initiatives run deep. Renewable biodiesel powers many of our trucks, and we’re committed to environmentally friendly practices throughout our company.

In fact, Junk King actually pioneered the concept of "green" and recycling-based junk removal. As far back as our founding as a company in 2005 our corporate mission has been to recycle as much of the junk, waste, and debris that we pick up each day.

And we're still doing that almost 20 years later and from over 120 locations throughout the country.

Learn about the importance of recycling.

What Happens in Appliance Recycling

Appliance recycling begins with manually dismantling each appliance. Once this is done the hazardous components must be removed and properly disposed of. Then the recylcer is able to salvage the reusable parts.

Appliance recycling prevents substantial amounts of metal, plastic, and glass from ending up in a landfill while reducing the demand for extracting or producing these materials again.

With the costs of certain metals rising and the value of these materials increasing, a number of salvage firms are taking on more and more old appliances in addition to their normal quota of used vehicles. Sometimes this can be a viable option for your unusable, old appliances, as well.

But no matter the size or type of appliance you need to get rid of, the local landfill is absolutely the last place it needs to end up. Fortunately, much of the materials that make up appliances are completely recoverable and recyclable.
