"Renovation updates the look and feel of a room—or an entire structure—without changing its intended purpose. During a remodel, the design—and sometimes the structure—is altered."

This is true, but an even simpler 'definition' of the two comes from another source,

"Essentially, the difference between them is that a renovation refers to restoring something to a previous state, while a remodel refers to creating something new."

Okay, so now that we've established that, what do the home improvement and real estate experts have to say about the "hottest" upgrades in 2022?

Each year, the folks at Remodeling magazine release a report that breaks down the estimated ROI, or resale return on investment, for a wide variety of home upgrades, renovations, and remodeling projects.

The fact is that few if any upgrades will net a seller everything they put into them. 

For example, in 2022, the highest ROI upgrade a homeowner who is looking to sell can invest in is a garage door replacement. The average return nationally for this improvement is 93.3 percent. In other words, if your new garage door costs you a total of $4,041 (the national average currently), you could reasonably add up to $3,769 to your asking price. 

However, there is a more subjective and powerful incentive to invest in these various upgrades: a home with, say, new windows, a stone veneer on the front, and a minor kitchen remodel will be much more likely to sell than a similar house with none of these improvements. 

In other words, in the world of real estate, resale value means little if you have no offers.

With that in mind, let's look at bathroom renovations. According to Remodeling magazine's 2022 Cost vs Value Report, various levels of bathroom makeovers or additions rank in the top 20 projects for percentage of cost recouped.

And what they refer to as a "Midrange Bath Remodel" nets the highest ROI of the possible bathroom upgrades at 58.9 percent recouped.

Turning That Old Bathroom into a Dream Room

First of all, the folks at Remodeling magazine prefer the term "remodel" and understandably so. But, strictly speaking, their description of a "midrange" bath remodel is really a renovation.  That aside, let's look at what items they recommend for this "investment project" for your home sale.

This entails replacing all the fixtures, including a 30x60-inch porcelain-on-steel tub and adding a 4x4-inch ceramic tile surround. In addition, you would have a new, single-lever temperature and pressure-balanced shower control installed.

The remainder of the bathroom would feature a standard white toilet, a solid-surface vanity counter with integral sink, a recessed medicine cabinet with a light fixture, ceramic tile flooring, and modern vinyl wallpaper.

The goal with bathroom improvements in 2022 is to avoid "overdoing" it with a major renovation as this is not going to garner the ROI you might want. On the other hand, doing nothing or very little will not add much in the way of resale value.
