If you are a Realtor, a real estate agent, or maybe a professional property manager, you may often find yourself in a situations where you need a house clean out service. And to makes things even more... interesting, it is typically a time-sensitive situation, as well. Because of the nature of the real estate business and the varying needs of clients, real estate professionals and even family members can be faced with circumstances that require the services of professional house clean out and hauling services.

Why A House Clean Out Service May Be In Order

Typically, when a house is sold, the sellers and former occupants will usually have all their own belongings and furniture packed and moved quite some time before the new owners step into their new purchase. In fact, it is not at all uncommon for many houses to be shown and then sold long after they have already been vacated and cleaned.

However, there are also a number of circumstances that often arise that require the Realtor, real estate agent or - in some cases even family members - to make arrangements for the clean out of a home and the hauling and disposal of furniture, debris and trash. For the most part, these circumstances can be categorized into the following three scenarios.

Does the Market Still Have a Lot of Vacant Properties?

According to a report by RealtyTrac in October 2015:

“The overall inventory of homes in the foreclosure process has dropped 36 percent over the past year so it’s not too surprising to see a similarly dramatic drop in vacant zombie foreclosures,” said Daren Blomquist, vice president at RealtyTrac. “What is surprising is there are so many vacant homes where the homeowners do not appear to be in financial distress — with only 3 percent in foreclosure or bank owned, and only 6 percent that are underwater. More than 63 percent of these vacant homes are not even encumbered by a loan, owned free and clear by the owner. The fact that the homeowners are not selling given the recovering real estate market in most areas indicates that many of these properties are in poor condition and in neighborhoods that have been left behind by the housing recovery.”

That being said, there are still over 20,000 residential properties in the foreclosure process, but not yet repossessed by the foreclosing lender. In addition, according to the 2015 third quarter numbers from RealtyTrac, vacant residential properties in the foreclosure process accounted for 1.3 percent of all vacant U.S. residential properties, with bank-owned homes (REO) accounting for another 1.9 percent of all vacant 1 properties.

Top Three Reasons to Hire a Professional House Clean Out Service

Here the three most common situations that often call for the help of a professional house clean out service:

1. Foreclosure Sale

Often in the process of a foreclosure sale, the prior occupants will vacate the property without cleaning the house, grounds, garage, etc. On occasion, these former residents will also leave rather quickly and abandon unwanted or damaged furniture and appliances. Garages and storage sheds in the backyards can be left with tools, debris and assorted household items that have been simply left behind.

In this situation, a prudent short-sale or REO specialist will hire a professional house clean out service to remove and haul away all of these items. A professional firm, such as Junk King, will ensure that the project is accomplished quickly, efficiently and cost-effectively for the bank or agent responsible for the clean-up.

2. Estate Cleanout

Unfortunately, when people pass away and leave their home and personal belongings unattended. While an estate sale can often take place to disburse the goods, not everything can be sold. Even more often, the surviving family members - if there are any - chose not to have a sale and decide to simply distribute some items among themselves and dispose of the rest.

This type of situation can result in a great quantity of furniture, appliances, household goods and even garbage and debris that must be cleaned up and hauled out. Once again, a good real estate agent will hire a professional house clean out service to handle this task. Given the nature of the event, it is typically a good decision to make use of the speed, professionalism and efficiency of a quality firm.

3. Value-Added Courtesy

While not uncommon in the real estate sales industry, this is not a service offered by every Realtor or real estate agent. However, many professionals will provide a house clean out as a courtesy and an added value feature to their clients. The scale of this type of cleaning can vary depending on both the size of the property being sold and the quantity of items needing to be removed.

Not only can these type of added benefit be viewed as a competitive advantage and an outstanding customer service function, by using a professional house clean out service like Junk King can make it an especially cost-effective investment for the Realtor or agent.
